2. What this website does
This website presents a curated collection of large private villas and lets you send us a booking request for one of them. By using the website you agree to these terms. If you do not agree with them, please do not use the website.
3. Enquiries are requests, not bookings
Submitting an enquiry through this website is a booking request, not a confirmed booking. No contract for accommodation is formed when you submit an enquiry, when you receive our acknowledgement email, or when we confirm that a villa appears to be available. A booking exists only once it has been concluded with the villa's supplier or owner as described in section 5.
4. No online payments
We do not take any payments through this website. You will never be asked to enter card or bank details here, and submitting an enquiry does not commit you to any payment. Any payment for a booking is arranged separately, after your request has been confirmed, under the payment terms of the villa's supplier or owner.
5. How a booking is concluded
The villas shown on this website are supplied either directly by their owners or through third-party villa suppliers. When you ask us to take a request forward, the booking itself is concluded between you and the relevant supplier or owner, under their booking terms and conditions. We will tell you who that party is and make sure you can see their terms before anything is agreed. Those terms - not these - govern the accommodation contract, including payment schedules, deposits, cancellations and refunds.
6. Prices and availability
Prices shown on this website are indicative “from” prices and are not quotes. All prices and availability are subject to confirmation with the villa's supplier or owner at the time of your request, and may change between your enquiry and confirmation.
7. Accuracy of villa information
We take care to describe every villa accurately, and much of the information on this website is provided to us by villa suppliers and owners. Details such as facilities, layouts and photography can change, so please treat descriptions as a good-faith guide and confirm anything essential to your party - accessibility needs, for example - with us before booking.
8. Using this website
You may use this website for personal, non-commercial purposes: browsing villas, saving favourites and sending genuine enquiries. You must not misuse it - for example by submitting false enquiries, attempting to gain unauthorised access, or scraping its content. The content of this website, including text, design and imagery we own or license, is protected by intellectual property rights and may not be reproduced without our permission.
9. Our liability
We provide this website with reasonable skill and care, but we cannot promise it will always be available or error-free. To the extent permitted by law, we are not liable for losses arising from your use of the website or from arrangements you conclude with a villa supplier or owner under their terms. Nothing in these terms excludes or limits liability that cannot be excluded by law, including for death or personal injury caused by negligence, or for fraud.
10. Changes to these terms
We may update these terms from time to time. The date at the top of this page shows when they last changed, and the version published here applies to your use of the website from that date.
11. Governing law
These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction over any dispute relating to them - although if you live in Scotland or Northern Ireland you may also bring proceedings in your local courts.
